Due diligence and permits
Before you buy, sell or renovate.
I check the planning and land-registry compliance of a property, the constraints that apply to it and the ways to regularise it, before a purchase, a sale or a building project. I handle amnesties, retrospective permits and compliance assessments, including files that have been stuck for decades.

Who it is for
- Buyers and sellers who want to know what they are signing before they sign
- Notaries, agencies and law firms that need a quick, documented technical check
- Companies and investors assessing a property transaction
What it includes
- Planning and land-registry compliance checks
- Landscape, hydrogeological and archaeological constraints
- Building amnesties and retrospective permits
- Valuations and reports for sales and corporate transactions
- Occupancy certificates and closing permit files
How I work
Collecting the records
Building permits, land registry extracts and plans, constraints, pending files at the municipality, cadastre and property registry.
Survey and comparison
Measuring the as-built state and comparing it with the permitted state, to identify every discrepancy.
The report
A clear outcome, issues ranked by severity and regularisation routes with estimated time and cost.
Permits
Retrospective permits, amnesties, occupancy certificates and cadastral updates through to closure.
Frequently asked questions
How long does a check take?
For an apartment or a villa, usually two or three weeks from obtaining the records; office response times weigh more than the technical work.
What if discrepancies emerge?
The report sorts them into those that can be regularised, those requiring works and those that cannot, and sets out the route for each, so the negotiation rests on solid facts.
Do you handle amnesty files that have been stalled for years?
Yes. Many files from the 1980s and 1990s are still open: they can be reviewed, completed and brought to a conclusion.
